Sprout Launches Residential Fund

I had the opportunity this week to sit down with Josh Carr, one of the founders, for an interview. 

What inspired you to start a fund?  

“Over the years we have had many clients who want to be involved in tax lien investing but felt overwhelmed.  One of the most common questions is ‘can’t you just do this for me?’ So hearing that question over and over is what really inspired us to build an investment Fund where we could partner with our clients.”  

What kind of returns can investors expect?   

“This is a tricky question because the government has so many rules and regulations on what we can and can’t say here. I wish we could share what we have been able to do over the years, I think most people would be blown away.  What I can say is that we didn’t do what most private funds do, where they cap out the potential earnings for investors. We wanted our clients to share in the upside. So, we made sure that no matter what happens, even if we completely blow through our highest expectations, the investors get the first and largest payout of the profits with no cap on earnings. “ 

How will you choose the investments? 

“Having done this for the past 10 years with millions of dollars in my own money invested in this same strategy we have really learned a lot. I don’t want to say too much here because I don’t want to give away the secret sauce. But what I will say is that we have seen the best returns by focusing on property acquisition. So, we will be aggressive about going after portfolios where we can acquire properties.  Then we will rehab quickly and either sell or rent the properties based on the ROI (Return on Investment).” 

How do you feel finally launching this fund? 

“It isn’t lost on me that people have been waiting a long time for this to launch. The legal process of setup was much longer than we anticipated, and people have been begging us to invest and get on the waiting list.  We were extremely careful to make sure we set this up exactly right and followed all the rules and regulations carefully. So, I know everyone is anxious to get started. All I can say is thank you for your patience and we will get through the waiting list as quickly as possible.”
